Local authority search

This is the search of local authority records to confirm the status of the property carried out by the local authority for the benefit of your solicitor there is a fee for this service. The search is supposed to reveal any proposed changes in the area, the details of the planning permission for the subject property and whether any enforcement notices have been served by the local authority.

One extreme example of an adverse search would be a motorway is planned near the property this would seriously affect the security

The solicitor is usually responsible for obtaining the local authority searches and interpreting them.
In the majority of cases the local search is clear but that does not mean that they are not any less necessary they are a very important precaution and one that lenders insist on having should you be borrowing to purchase the property.
